Getting your project from brief to built

Neil Design can guide you through all stages of your project from design brief and initial design concepts to construction documents, planning approvals and construction on site. We are design project managers with expertise coordinating consultants and approvals on your behalf.

Pre-design Research

We research your site and existing buildings including neighbour impacts, and any council planning requirements. Your project area is measured and we 3D model the existing space/s. We discuss with you, your brief and budget, site, lifestyle and needs, as well as any constraints or design opportunities. We distil the design brief to the key items you want to see take form in your dream house or renovaton project.

Concept Design

We respond to the discussions about brief and budget, site, lifestyle and needs with an initial concept design. We talk you through the big picture of the concept, and when it's ready, we develop that concept design in our 3D computer model. At this point you have concept design documents and 3D imagery that show the key ideas, shape and scale of the project.

Design Development

We test, improve and revise the concept idea to be a resolved project. Your drawing package grows from concept documents to a preliminary package that lays out the works needed to build your project. Details such as preliminary schedules, elevations and 3D imagery are added to assist with planning, obtaining indicative costings and approvals.

Approvals

We collate drawings and other relevant documentation into a package suitable for development application and respond to any enquiries from the planning consultant, building certifier or council.

Construction Documentation

Your drawing package grows again to include more specific and fine detail. Your schedule includes itemized selections and finishes, your cabinetry or home drawings are resolved in detail. The detailed documentation and drawings are now suitable for formal builders quotes and construction on site. We provide a full documentation service including design of cabinetry and a detailed specification covering all fittings, fixtures and finishes.

The Build Phase

This is the exciting stage where your project takes physical form. Neil Design supports you during this time, assisting with contractor selection, advocating for your project with your builder, helping resolve site and supply issues, and answering questions you might have about progress and process. We have expertise in Contract Administration, visiting site to provide an impartial assessment that the construction is in accordance with the contract and design intent. We are available to assist with builder queries which might arise due to scope change, material availability or clarifying design intent. These queries can be time sensitive, and having professional assistance can avoid issues with delays and additional costs.
